Debt Program
Many of SMG’s debt programs focus outside the realm of traditional lenders, allowing real estate owners, operators and developers to meet their needs for time sensitive and complicated transactions where certainty of execution provides a substantial financial advantage. Loans can be secured by the majority of property types including office buildings, multifamily buildings, warehouses, retail strip centers, shopping centers, hotels, mixed use properties, land, health care properties, assisted living properties, medical office buildings, and property portfolios.
Equity Capital
SMG provides equity capital for several real estate transaction types. We offer both institutional and private equity capital for real estate projects to our clients. Our established relationships with some of the largest family office, pension funds, hedge funds, private equity, institutional equity, and venture capital firms in the U.S. allows SMG to be the most prominent dealmaker in its industry. Our equity capital is available in many formats: Joint Venture, Limited Partner, Preferred Equity, Junior Debt and Participating Debt.
Bridge Financing
SMG provides bridge financing collateralized by a senior lien on the underlying real estate. Loans range from $1MM to $100MM+ and are typically for a term of 1 to 3 years. SMG’s bridge programs are very flexible and can be used for numerous transactional goals including value add or quick close transactions.
Structured Financing
Structured finance is best defined as financially engineering the proper blend of debt, equity, synthetic, derivative and hybrid capital in order to resolve particular transactional needs that cannot readily be met by conventional senior financing. SMG provides advisory services to the commercial real estate industry and our structured finance practice serves owners/users that require the best in commercial real estate expertise to maximize their return on investment, assets, equity and operations. SMG combines solid business acumen and real estate expertise to find the right capital solutions for your projects.
Mezzanine Financing
SMG provides mezzanine financing collateralized by either a direct lien on the underlying real estate or a lien on the ownership interests in the real estate. Loans range from $1 million to $100 million and are typically for a term of up to 10 years. Our mezzanine programs are very flexible and are used to bridge the gap between traditional debt financing and sponsor equity in a project. Repayment can be structured from interest only or fully amortizing. The mezzanine program can be used by owner/operators to complete new acquisitions, refinance existing properties, finance build-to-suit developments, acquire equity interests of limited partners in existing partnerships, finance tenant improvements and to develop commercial projects which are positioned to produce income within a reasonable period of time.
